Got Curb Appeal?

Research shows that the average person will decide in 90 seconds whether or not a new acquaintance is likeable. So, that means you have that one chance to make a lasting impression. For a first date, you primp and groom and try to minimize your flaws and the same idea applies to real estate. Think of that first property showing like a blind date.

You want to impress that buyer before they even get out of the car. If you are trying to sell in this tough real estate market, you need to stand out. For less than a round of Botox, these low cost, easy DIY fix-ups will make your home the most attractive listing in town with great curb appeal. 

• Mailbox – It greets your buyers and should be clearly marked, stand straight and be free or dirt, peeling paint, and dents. A new standard box will cost about $30. Plants around the base are a plus but the area should be mowed and weeded at a minimum.

• Landscaping – Your trees, shrubs and lawn should be trimmed and weeded. Any overgrown shrubs that are blocking views of windows need to be cut back or removed. Unless it is a large tree that requires professional help, the average homeowner can handle smaller issues. If your lawn is riddled with dandelions, pay your kids or a neighbors’ kid to pluck all the yellow heads. It is cheaper than a lawn service and keeps them from reseeding.

• Entryway – Your front doorstep needs to scream “Welcome” and “You want to live here.” It needs to give buyers a warm feeling, like they found their new home. So the entry should be swept clean, door freshly painted, door bell in working order and the door should open and close properly. You should absolutely get a new doormat! It makes a big statement for under $20.

• Lighting – Porch/door lighting should be working and free of cobwebs and dirt.

• Home exterior – The siding of your home should be clean and free of mold and mildew. Rent a power washer and clean the siding, walkways and stucco.

• Fresh flowers – If you are selling home in spring or summer, put a basket or pot of fresh seasonal plants by the door. It tells buyers you care about the property.

• House Numbers – Your home’s address should be clearly marked on the house and mailbox. This is wise for selling but for general safety in any emergency.

These inexpensive and easy efforts to spruce up your home really will make your listing stand out. Make your curb so appealing that buyers can’t wait to see what you have to offer on the inside.
